Each of them also runs a loan book.

Buyers borrow from the seller. Hilton Grand Vacations financed 67% of its 2025 sales that way and Travel + Leisure 68%, according to their annual reports. So the ERP has to carry a product, a loan and a cancellation right on one contract. And that’s before the turbines.

This couple can still cancel for ten days under Florida law, and if they financed, the resort keeps collecting on their note for years.

An Orlando Timeshare Sale Is a Product and a Loan at Once

Sell one week at a resort off International Drive and the ERP gets three jobs out of a single contract. It books a sale, it originates a loan, and then it has to wait.

The waiting is Florida law. Under section 721.10 of the state timeshare act, a buyer can cancel until midnight on the tenth calendar day after signing or after receiving the last required document, whichever comes later, and nobody can waive that right. Revenue waits along with it, because Marriott Vacations Worldwide’s 2025 annual report ties recognition to the end of the statutory rescission period, and Hilton Grand Vacations and Travel + Leisure say much the same thing.

The loan side is bigger. The minimum down payment is usually 10%, and the company carries the rest as a note receivable. Losses it expects on those notes come straight off revenue on the day of the sale, a reserve Marriott Vacations put at $222 million for 2025, or about 13% of contract sales.

Then the notes get sold. Marriott Vacations closed a $460 million term securitization in April 2026, and Hilton Grand Vacations priced a $300 million deal in June. Whoever buys that paper wants loan-level data that ties back to the ledger. Loan by loan.

None of this comes standard.

SAP, Oracle Cloud ERP and Dynamics 365 will all hold the general ledger well enough. The ledger isn’t the problem. The sales platform, the loan servicing system and the cost model sitting around them are where an Orlando search actually gets hard, and most of the people who have wired those three into a ledger already live within an hour of Interstate 4.

The hard part of this ledger is the part that behaves like a bank.

A fixed-week resort sells each unit one week at a time. Some developers hold a week or two back for repairs and some sell all fifty-two, and this made-up building holds back week 52. Palmetto means credit the seller extended, and it means nothing else here, so every palmetto cell below is a loan the resort made to its own buyer.

Four front doors, 204 sellable intervals, close to two thirds of the sold ones financed by the resort itself. Every sold week also carries a cost of sales that’s a ratio instead of a price, so when the resort’s projected revenue moves, margins already booked on past sales get adjusted in the current period. Old margins move.

Three ledgers the software doesn’t bring, three hires

A cost that’s a ratio

Timeshare cost of sales runs on the relative sales value method, which the accounting standard kept when revenue rules moved to ASC 606. Marriott Vacations booked product cost true-ups that added $40 million to inventory in 2025. The hire is a finance systems lead, often with an SAP FICO or Oracle Cloud background, who can run that model beside the ERP and reconcile it every close. Few have done it twice.

A lender’s subledger

Payments, delinquencies, charge-offs and the pool data a securitization trustee asks for all live in a loan servicing platform. The ERP sees summaries. You need an integration developer who can make those summaries tie to note-level detail every month, the kind our integration engineer staffing desk screens for.

A sale with a ten-day undo

The contract sits between pending and sold until the window closes, and a cancelled week has to go straight back on the shelf. That’s order-to-cash configuration, usually for an Oracle Cloud ERP or Dynamics 365 functional analyst. It breaks quietly. Usually the clock started from the wrong document.

We invented the building. The counts too. Real inventory, and the judgment calls under ASC 978, belong to your controller and your auditors. Finding the people who build what they decide is our part.

Gas turbine service has deep roots here. Siemens Energy has kept its U.S. headquarters near UCF on Alafaya Trail for more than forty years, with just under 3,000 people there, and it plans to move into Lake Nona in 2027. Mitsubishi Power Americas is headquartered in Lake Mary and runs power generation services from an Orlando office off Southpark Center Loop.

After the sale comes service. GE Vernova’s 2025 annual report lays out how these long-term agreements usually work. They run 5 to 25 years, billing generally follows the customer’s use of the equipment, per hour, plus major events such as an outage, and revenue is recognized by percentage of completion measured on cost.

Two clocks, then.

Billing follows the operating hours coming off the plant. Revenue follows cost. The gap between them sits on the balance sheet as a contract asset or a contract liability, and it moves every time someone re-estimates what the next outage will cost.

In an SAP shop, the service order, the project and the revenue schedule all have to agree every month for twenty years or so. The Orlando seat is an SAP consultant who has configured usage-based billing and results analysis on a long-term contract, and the OEMs’ own programs keep hiring those people away. Midnight came and went. The hotel still thinks it’s yesterday until the night audit finishes.

An Orlando Hotel Closes Its Business Day Long After Midnight

The market holds more than 130,000 hotel rooms, around 47,000 vacation rentals and about 26,000 timeshares, going by Visit Orlando’s own figures. Every one of those rooms posts charges into a property management system. Folios never reach the ERP.

It sees a summary.

The trouble is the date. Oracle’s documentation for its OPERA hotel system notes that the system date doesn’t change at midnight, only when the End of Day sequence finishes, which can even run the next morning. A room charge posted at half past one belongs to yesterday’s business date, and on the last night of the month that decides which period it lands in.

Midnight cutoffs don’t tie.

Restaurants have their own version. Darden runs its company from Darden Center Drive in south Orlando. A chain closes a day of sales at every location at once, and somebody has to map those point-of-sale summaries into the ledger, whether it lives in Dynamics 365, Oracle Cloud ERP or Sage Intacct.

The seat here is a reconciliation-minded integration analyst, the person who can explain why Tuesday’s revenue sits $3,140 short of the property system and then fix the mapping instead of the number. Besides the usual ERP consultant interview questions, these candidates get a late checkout posted after the audit rolled. The ones who’ve done the work ask which business date it carried before they touch anything. Statement-of-work projects drift. Foretopia, the ERP consultancy Colin Boothe runs, writes its change-control rules so that every change order restates the whole agreed scope, the original plus every approved change, so nobody has to reconstruct it later. Verbal agreement doesn’t count. Ask for that, and for an ERP project manager who holds the line on it, before a loan servicing integration starts.

When does a Florida timeshare sale become revenue?

Once the statutory cancellation window has passed. Florida lets a buyer cancel until midnight on the tenth calendar day after the later of signing or receiving the last required document, and the large Orlando developers recognize the sale when that rescission period expires. Until then the ERP has to hold the contract, then either release it or put the week back in inventory.

What ERP skills do turbine service contracts call for?

Usage-based billing and revenue recognized over time, most often in SAP. Long-term service agreements bill on operating hours and outages while revenue follows cost, so the consultant has to configure both and explain the contract asset sitting between them. People who have done it inside an OEM are rare, and they get recruited constantly.

Is a contract ERP consultant or a direct hire the better fit?

Contract, if the job finishes.
